Preface
This E butler book is specially written for busy owners.It is neither a DIY manual nor an instruction booklet offering perfect solutions on home maintenance.
It is a book on home maintenance issues written from a real estate perspective – probably Singapore’s 1st!
It is a book intended to share with busy owners about the potential repair issues in your investment properties in Singapore and your rights as the property owners. You may have already encountered some of these issues and were not sure what to do about them.
As you read on, you will become more knowledgeable in how to engage the right contractors to do the jobs, saving you time and money. This will reduce unnecessary frustrations that you may face, with both the repair works as well as with your contractors when the jobs are not done according to your instructions. You will also be more careful in managing billing issues (ie, who’s paying – you or your tenant?). This tends to be the root of misunderstandings between owners and tenants.
As such, good relationships between owners and tenants should begin when Letter of Intents (LOI) and Tenancy Agreements (TA) are drafted and agreed upon by both parties. Obviously, such good relationships should be constantly nurtured by both parties throughout the lease period. I hope that the topics discussed in this E butler book can be of some help in nurturing these good relationships.
